​My pre-sale preparation service helps you present your property at its best, using what you already have and introducing a few key pieces to tidy, modernise and elevate the overall look

This isn’t full staging. It’s smart, simple design direction that maximises appeal without unnecessary spend - and keeps the space feeling real, lived-in and relatable.

 

What I Do:

Assess each space, identify what to keep, what to adjust and what to enhance.

 

Rework existing furniture and décor to create a cleaner, more cohesive layout.  Introduce a handful of items (if needed) to lift the look - lighting, art hire, throws, cushions, bed covers, accessories or greenery.

 

Advise on quick wins like decluttering, colour tweaks, artwork placement, room flow + light.

 

Create a market-ready look that photographs beautifully and appeals to buyers.

Holiday Let Set Up

Holiday accommodation success starts with a strong visual impact, great first impression and guest-ready practicality.

Whether you need an initial holiday-let set-up or to elevate what’s already there, I create spaces that are memorable, practical, durable and easy to maintain between guests.

Option 1.  Initial Set Up:

Guest Perspective:  Assess the property as a guest would: layout, comfort, amenities and visual appeal.

 

Style:  Create a cohesive interior style that suits your location, target market, sustainability philosophy and price point.

 

Source:   Furniture, linens, cushions, rugs, art, lighting, kitchen essentials and accessories. Sourcing maybe new , recycled or up cycled depending on your brief and sustainability goals.

 

Guest-Proof Selections:   Choose practical, easy-to-clean, hardwearing items that stand up to frequent guest turnover.

 

Set up:   Each room so it photographs beautifully and provide visuals and instructions to re-created after each guest.

Practical Work:   I can also carry out small, practical improvements - like wallpapering, installing artwork or feature paint work.

Option 2.  Tweak-Existing

Rearrange:  Consider the layout using your current furniture to improve comfort and flow and guest appeal.

​

Style:  Lift the look with a handful of high-impact pieces where needed - art, textiles, lighting, greenery, accessories and guest essentials.

 

Update:  Recommend simple updates that reduce maintenance and improve long-term durability.
